Build Your Custom Dream Home in Glenmoore! Discover the beauty and possibilities of this exceptional 5-acre open lot in Glenmoore, Pennsylvania. Set in the peaceful Chester County countryside, this picturesque property offers a rare combination of open space, natural beauty, privacy, and versatility. The gently rolling landscape provides a beautiful setting for a one-of-a-king home. With expansive open views and plenty of room to create the property you've envisioned, the land offers a wonderful sense of space while remaining conveniently located near the amenities of the surrounding Chester County communities. The Ashley is an impressive, generously proportioned two-story home designed around a strong balance of formal entertaining spaces and comfortable everyday living. The first floor creates a welcoming progression from the foyer into the home's primary living areas, with the kitchen, family room and dining spaces providing a natural hub for gatherings. The overall layout feels particularly well suited to a large homesite, such as a five-acre property in Glenmoore. Rather than simply maximizing square footage, the plan provides distinct spaces for entertaining, relaxing, working and hosting guests, while maintaining a cohesive connection between the major living areas. Upstairs, the bedroom arrangement gives the home a distinctly private residential character, with generous sleeping accommodations and additional flexibility for family members or guests. The scale of the plan also allows for customization—an important consideration with Rotelle, since the company's plans are intended to be adapted to the homeowner and the particular lot. AR
Agricultural Residential District
It is recognized that East Nantmeal Township is essentially rural in character and the economic base is primarily agricultural. The Township is comprised of large areas of Class I and Class II soils that are uniquely suited for agricultural purposes. It is also recognized that the Township must accommodate growth and a variety of housing types.; The Agricultural Preservation District has been created to preserve, insofar as possible, the farmlands and farm economy of the Township. Residential development is restricted in the AP District to ensure that the farmlands remain for future generations and the intent of the AR District is to shift, as much as possible, residential development that would occur in the AP District to the AR District.; The road network within East Nantmeal Township is neither designed nor constructed for handling large volumes of traffic, nor is it anticipated that demand for intense commercial or industrial uses will emerge within the Township. To accommodate the inevitable demand for residential uses, the Agricultural Residential AR District has been established to provide sufficient lands for residential uses.; Transferable development rights have been provided as a mechanism to shift residential development from the AP District to the AR District. The AR District is located in that area of the Township most suitable for higher intensity residential development by virtue of superior roads, most direct access to regional employment centers, and the nearby location of community facilities and services.; The provisions of this Ordinance are designed to attempt to create buffers between agricultural and residential uses to reduce potential conflicts to the greatest extent possible, to encourage proposed uses to locate adjacent to other similar uses compatible with the proposed activities. Accordingly, these districts are subject to use and area standards that facilitate the conservation and proper utilization of groundwater supplies, control pollution, minimize surface water flooding and erosion, and thereby protect the health, safety and general welfare of the residents of the Township.
