Private, park like sanctuary on almost twenty pristine acres on the unspoiled French Creek, with trout in the stream, a two- acre pond at its side with a pond house and fat bass eager to be fished. Ten of these acres are a deeply wooded hillside that shelters the house from virtually all noise ? all you will hear are bird songs and sounds from the bubbling, gurgling brook. Here you will find country living at its best with offices, separate living spaces with their own kitchens, and a spacious work area looking out at the wooded creek that awaits a creative mind. In the main house there are 3-4 bedrooms with 2.5 baths. Enjoy a fully updated kitchen with breakfast bar seating, custom cabinets and wonderful light off which you'll find a light filled dining area with fireplace and full wall of windows! Cozy family room & bedroom/workout room complete the main floor of the home. Upstairs find the master suite and 2nd bedroom. The full height lower level features an additional bedroom suite with full bath and kitchen area, office & family room. From the main and lower level, decks and tiered patios abound to enjoy the sound of French Creek, views and natural environment surrounding you. Large flagstone patio off the kitchen leads you to the cottage(currently used as meeting room and light filled office) and also features a full bath & kitchenette so can be used as a guest house or in-law suite. From the patio step across the 70 foot hanging/swinging bridge that provides access to the two-acre pond and pond house & the serenity of a rustic walking path. Much of the land in in the surrounding community is held in trust so that this secluded, green corner of Warwick Township and Chester County will remain quietly beautiful in perpetuity. Separate garage and storage building and additional outbuilding are found on the property. This is amazing opportunity to be within easy commute of all major roadways and amenities while still enjoying a truly one-of-a-kind living environment! BRAND NEW SEPTIC being installed by Sellers!

AP
Agricultural Preservation District
The use of land in, and the economy of East Nantmeal Township are primarily oriented toward agricultural activity and it is, therefore, the intent of the Township to preserve farming as an important economic feature and to maintain, within constitutional limits, viable farmland as an irreplaceable asset.; Because conflicts can occur when residential uses are permitted in predominantly agricultural areas, it is further the intent of the Township to remove development pressures in such agricultural areas and to minimize residential intrusion in the Agricultural Preservation District. It is further the intent to permit within the AP District certain compatible farm service uses and to permit dwellings accessory to farm operations.; It is also the intent to permit the subdivision of land according to predetermined formulae so that viable farmland will not be reduced in area below minimum size requirements for effective farming operations. In order to achieve these purposes the lands in the AP District have been classified as Class I AP lands and Class II AP lands. The Class I AP lands consist of those tracts that, as of September 6, 1994, were 10 or more gross acres in area, whereas the Class II AP lands consist of those tracts that, as of September 6, 1994 were less than 10 (gross acres in area. Tracts of land that are bisected by a street shall be, for the purposes of this Article, considered as a single tract of land. Within Class I AP lands an owner may be permitted to modify the area and bulk requirements for single-family detached dwellings by use of the Clustering Option, In addition, in order to avoid undue hardship on owners of Class I AP lands, there shall be the option for the conveyance of transferable development rights from the Class I AP lands for use within the AR, Agricultural Residential District.; There are also other permitted uses that are most compatible with agricultural uses but since they may cause potential conflicts with adjacent uses they shall be permitted by conditional use or special exception and shall be subject to the performance and design standards set forth in Article XIII.
