Perched above a gently winding road and surrounded by open fields and preserved lands, this circa 1850 barn was thoughtfully converted in 1988. Key interior details were left intact, including hayloft ladders, gleaming random width wood floors, and hand-hewn pegged beams. Soaring ceilings and abundant windows let in the beauty of every season. The brick and bluestone walkway leads to a koi pond with stone waterfall, the quiet chatter of water acting as the perfect backdrop for more than 8 acres of meadows and woodland. Four-panel French doors welcome residents and guests alike into the aptly named great room, with soaring ceilings, bar closet, the first of 3 wood-burning fireplaces, and enough space for a large dining area. Adjacent, the living room and library, each with their own fireplace, offer spaces for entertaining or relaxing in the evening. The 2022 kitchen is a chef’s dream, with radiant heated floor, granite countertops and backsplash, and walk-in pantry. Laundry facilities, a half bath, and office with loft area complete this level. Upstairs, the primary suite includes a walk-in closet and luxurious bath with console vanity, clawfoot tub, and glass shower. Three more bedrooms and two full baths all afford bucolic views of the surrounding acreage. The finished lower level with radiant heated floor serves as a multi-purpose room, with exposed stone walls and doors to the parking area. Ideally located in Upper Bucks County, with shopping, dining and commuter routes just a short drive away, Longmeadow is perfect as a full-time residence or weekend retreat.

A rare blend of old and new makes for a home that is a pleasure to live in. The circa 1850 barn was superbly converted in 1998 preserving its best features: hayloft ladders, random width wood floors and hand-hewn pegged beams, many of them still bearing the Roman numerals etched by their long-ago craftsman. Today, however, the barn's soaring spaces are flooded with light from walls of windows. Enter the great room/ dining room which runs the width of the house, rises more than two stories to a cedar-lined cupola and features a brick fireplace. An adjacent living room with fireplace leads to a library, also with a fireplace, where one would be happy to read or write a novel. Upstairs the four bedrooms and loft each afford unspoiled bucolic views of the 8 acres. This property is just an hour's drive from Philadelphia, ninety minutes from New York City and 15 minutes from the Lehigh Valley.

AD
Agriculture District
To recognize and protect significant agricultural areas consistent with the latest version of the Bucks County Natural Resources Plan and the areas where farming predominates. This District recognizes that farmland must be considered to be developed land that is being used to produce a product. It is not a holding zone, but is an area having a positive purpose in utilizing the prime agricultural soils for the benefit of the entire community. This District protects agricultural areas from interference by incompatible uses. Agricultural activities within this District may generate noise, odors, and other disturbances that are considered part of normal farming operations. Residents of the AD District are advised that there may be noise, odors, dust, fumes or other disturbances associated with agricultural practices which are considered to be acceptable effects of farming and shall not be regulated by Township nuisance laws. Residential development is to be placed on large lots or clusters where they can be setback from farms. This District is also intended to protect key areas that greatly affect the water quality of the water supply of many Township residents and businesses. To carry out the Cooks Creek Watershed Conservation Plan.; The various minimum and maximum lot size requirements imposed upon residential uses in this District are designed to avoid intensive residential development in the AD District while simultaneously preserving and protecting existing farmland and agricultural soils. It is the Township’s finding that intense residential development adjacent to farming operations results in severe, detrimental impacts on agriculture and agricultural operations due to recognized conflicts between new residents in a farming area and existing farming operations.
