Every so often a home becomes available that captivates and inspires the real estate community. Balancing a unique harmony of indoor and outdoor living spaces, custom design features at every turn and set amid an enchanting fairytale setting, 19 Spring Mount Road is a picturesque Cape Cod primed for new owners. The nature-themed paver driveway, designed by a local artist, is a sight to behold and starts the journey. Paver pathways and flower beds lead to a full-length front porch with exposed wood ceilings and white railings and balusters. Plenty of room to sit and laugh with family and friends, or in solitude, while watching days blend into nights. Overflowing with charm and intrigue, the interior of the home presents an open and flexible floor plan with an abundance of natural light. A brilliant wood-burning brick fireplace centers the oversized front to back living room with windows galore, and opens up to both the dining room and kitchen areas. Entertaining is a delightful breeze in the open-concept kitchen and dining room featuring a custom-built rough-edge wood breakfast bar. Enhancing this central space are built-in art niches, deep window sills and a custom wall-mounted spice cabinet. A stone addition to the back of the home presents a magnificent sunroom/office/playroom with vaulted ceilings, two skylights, dimensionally-layered exposed beams and two breathtaking antique stained-glass windows salvaged from an historic church. Solid wood doors with glass inlays and vintage hardware lead to the convenient powder room and also to the backyard. Not to be outdone, the upstairs retreat lays out three full bedrooms with hardwood pine flooring, dormers, built-ins, a full bathroom and a walk-up floored storage attic. Functional basement space abounds with a workshop, desk nook, exercise area and an additional full bathroom. A vintage Fisher wood-burning stove adds charm and character and provides a rustic and efficient secondary heating source. Upgraded mechanicals include a new electrical panel and new Navien energy-star combo hot water/heater boiler. And always at your fingertips are the beckoning calls of the stunning backyard oasis that will continue to create dreams and memories for generations to come. Multiple paver patios and walkways, a sports court, 2-story treehouse, and various built-in benches and sitting areas create a wondrous space for gathering, playing, relaxing, gardening and outdoor dining. Follow the footbridge path to the rear of the lot, where the seasonal splendor of the Perkiomen Creek Watershed and Spring Mountain are on full display. Your summer vacation starts now and is an open-ended trip!

R-2
Low-Density Residential District
In expansion of the declaration of legislative intent and statement of community development objectives found in Article I of this chapter, the primary purpose of the R-2 Low-Density Residential District is to preserve open land, sensitive natural areas, and rural community character that would be lost under conventional development. In addition, the intent of this district is to permit a reasonable amount of residential development in the form of small, compact neighborhoods of single-family detached homes in an open space setting, located and designed to reduce the perceived intensity of development, preserve natural features and farmland, and provide privacy and neighborhood identity. Specific objectives are as follows: To provide for a variety of lotting opportunities consistent with the primary purpose of this district; To preserve open land, including those areas containing unique and sensitive natural features such as woodlands, steep slopes, streams, floodplain and wetlands, by setting them aside from development; To preserve scenic views and elements of the Township's rural character, and to minimize perceived density, by minimizing views of new development from existing roads; To provide greater design flexibility and efficiency in the siting of services and infrastructure, including the opportunity to reduce length of roads, utility runs, and the amount of paving required for residential development; To create compact neighborhoods with direct visual access to preserved open land, with amenities in the form of neighborhood open space, and with a strong neighborhood identity; To implement the goals of the Township's Comprehensive Plan and open space/recreation plan; To reduce erosion and sedimentation by the retention of existing vegetation, and the minimization of development on steep slopes; To create new woodlands through natural succession and reforestation where appropriate, and to encourage the preservation and improvement of habitat for various forms of wildlife; To preserve areas of the Township with productive agricultural soils for continued or future agricultural use, by preserving blocks of land large enough to allow for efficient farm operations; To provide for the preservation and maintenance of open land within the Township to achieve the above-mentioned goals and for active or passive recreational use by residents; To provide standards for preservation of open land and neighborhood lotting to be used in this district.
