Classic brick colonial home, with an abundance of character, in the gorgeous historic Springdale neighborhood! This home is deceivingly large, with 4 bedrooms, 3 bathrooms and one half bath. Entering the first floor we have a gorgeous, wide staircase and original hardwood flooring in the living room along with a wood burning fireplace. Also on the first floor, not one but two sunrooms, which would make a great space for gatherings, kid-areas, an office, or the perfect place for your indoor plants. Spacious kitchen with tile flooring, ample counter space and cabinetry, and a conveniently located laundry area. On the second floor the primary bedroom has an attached full bath, walk in closet and bonus room to use as a sitting/dressing area. Speaking of BONUS - the new hot tub that sits on the second floor deck! It is the perfect spot to watch the snowfall over the neighborhood this winter. If you work from home or home school, the 3rd floor space is perfect for you - massive bedroom with it's own full bath, built-in desks, and beautiful natural lighting. The basement features two sides, a finished portion and an unfinished portion, which is great for storing the lawn mower, just off of the attached garage. All of these unique features in a historic neighborhood, on a tree-lined, one way street, plus within walking distance to York Hospital, and very short drive to restaurants, shopping, York College and I83. You could be spending Christmas in your new home!

RS1
Single-Family Detached Residential Conservation District
In the City, there are several distinctive residential neighborhoods which contribute significantly to the overall character and identity of the City. These neighborhoods predominantly consist of single-family detached residences that are worthy of preservation and protection, but some lack sufficient historical, architectural or cultural significance at the present time for designation within a Historic District Overlay or HARB Overlay. The RS1 Districts are established in areas where single-family residential development has already occurred and in logical extensions to these areas. The district aims to preserve, protect, enhance and perpetuate the value of these low density residential neighborhoods through the following neighborhood conservation principles: NEIGHBORHOOD CHARACTER - Protect and strengthen desirable and unique physical features, design characteristics, and recognized identity and neighborhood character.; REVITALIZATION - Promote and provide for neighborhood revitalization guided by design and property maintenance standards specific to unique districts to ensure harmonious, orderly and efficient redevelopment of the City.; LIVABILITY - Protect and enhance livability of the City by providing predominately for single-family detached residences.; NONCONFORMITIES AND BLIGHT - Reduce conflict and prevent blighting caused by incompatible and insensitive development, redevelopment or infill development and poor property maintenance.; PROPERTY VALUES - Stabilize property values.
