Rare opportunity to own a truly one-of-a-kind A-frame retreat nestled on nearly 2.5 secluded, wooded acres. From the moment you arrive, you'll be captivated by the massive wraparound composite deck that perfectly complements the natural surroundings and provides multiple spaces to relax, entertain, and enjoy the peaceful setting. Step inside through either the kitchen or the main living area and immediately appreciate the character and craftsmanship throughout. The kitchen offers abundant cabinetry and countertop space, a pantry, and garbage disposal. The living and dining area showcases soaring vaulted ceilings, exposed wood beams spanning the length of the room, and a cozy wood-burning fireplace insert. The main level features two generously sized bedrooms, each accented with crown molding, along with a spacious full bathroom complete with luxury vinyl plank flooring and a towel warmer. Upstairs, a loft overlooks the main living space and leads to an expansive primary suite featuring fresh paint, new carpeting, a walk-in closet, and a private en-suite bathroom. The finished lower level provides even more living space with a large family room warmed by a Ben Franklin wood stove. This level also includes a private office, workshop with built-in storage, laundry area, and a convenient half bath. Outside, the property is nothing short of breathtaking. A fenced backyard oasis features an in-ground pool, additional deck space, patio area, and fire pit. Venture farther into the property to discover a second, larger fire pit where you can relax while listening to the soothing sounds of nearby Codorus Creek. A spacious grassy yard is surrounded by mature trees, creating a private and serene atmosphere rarely found. Additional highlights include a mini elevator designed to transport firewood between levels, a propane-powered backup generator, owned solar panels, a newer roof, and an oversized detached garage with bonus space on the second floor offering endless possibilities for storage, hobbies, or future use. This remarkable property combines privacy, character, and functionality in a setting that feels like a mountain getaway while still being convenient to everyday amenities. A truly unforgettable home that must be seen to be appreciated.

Rural Agricultural Zone
The primary purpose of the Rural Agricultural Zone is to provide the opportunity to maintain the agricultural basis of the Township and the most productive soils for agricultural use and thus discourage the excessive conversion of farmland to nonagricultural use and protect the farmer from adverse impacts from the intrusion of nonfarm uses into agricultural areas. By establishing the Rural Agricultural Zone, the Board of Supervisors further intends to protect and stabilize the Townships agricultural economy by prohibiting uses that are incompatible with farming while permitting agricultural support businesses. The provisions of this article are specifically formulated to further the objectives of the Municipalities Planning Code that zoning ordinances shall be designed to preserve prime agricultural land and farm land considering topography, soil type and classification, and present use. The Rural Agricultural Zone serves several important purposes in the Township. Division of parcels within this zone is strictly limited so as to minimize development of productive farmland and disturbance of natural and historic resources. Residential uses are severely limited, and any future inhabitants in this district must be willing to accept the impacts associated with normal farming practices. Owners, occupants and users of property within this district must be prepared to accept such impacts from agricultural operations and are hereby put on official notice that Section 4 of Act 133 of 1982, as amended, known as the Right to Farm Law and Sections 311 through 318 of the Agriculture, Communities and Rural Environment Act ACRE of 2005, as amended, 3 Pa.C.S.A. Section 311 through 318, may bar them from obtaining a legal judgment against such agricultural operations
