A true Block Island family home for over 80 years. This iconic Block Island property, just across the street from the Island’s first conservancy purchase, Rodman’s Hollow, is one of those houses you always wish you could have. With 2.6 acres you acquire the delight of spring’s daffodils, sunrises every morning, afternoons sharing the pond with ducks & herons and sitting in the fields of tall grass that dance in the wind and cast the colors of the Island’s legendary sunsets. This is truly one of those properties that feels charmed. Renovated throughout the years and most recently in 2012, this property has a main house and a ‘prize of the property’ a substantial working barn with upstairs apartment. Appointed with today’s amenities, not overlooking, the detailed reflections of what once was. Walk into the newly renovated foyer leading you left to the living/dining room/den and first floor master suite. All uniquely separated, offering two working fireplaces. Then right into the recently updated kitchen that guides you through French doors onto the breakfast/coffee/evening cocktail patio. Introducing you into the expansive yard with notable stone walls, gardens, and a spring fed Block Island swimming & fishing pond. This is the Block Island property that makes you want to ‘sing out loud’ while running through its picturesque meadows. Be the one to own this distinctive property and continue with, your family and friends, the tradition of Block Island.

GROUNDWATER PROTECTION OVERLAY
Medium Density Residential District
This district allows a residential density of up to 1 dwelling per acre. The minimum lot size for single-household detached dwellings is 40,000 sq ft. Residential compounds will be the preferred type of residential development because they have low visual and environmental impact and fit the rural landscape. This district presently includes large estates, farms and large single-household residential lots, and the character of these lands should be maintained. Any intensive development here is not recommended. However, if major subdivision activity is proposed, cluster zoning techniques should be encouraged. Public water and public sewer service may be available but are not required. In addition, topographic and soil conditions in some portions of this district make large-scale development impractical. These areas may be environmentally sensitive and may contain much of the town's wetlands and prime agricultural areas.
