Incredibly charming, this circa 1840 colonial situated on a half acre lot is perfectly located minutes to downtown and area beaches. The property has been lovingly maintained by the current owner and recent improvements include a new heating system, new roof on both the main house and garage, renovated bathroom, and an updated electrical panel. The house has retained all of its 19th century charm with aged hardwood floors, wood burning fireplace (new liner recently added), sweet open kitchen and dining area and windows galore - allowing for a light and airy feel throughout. Head upstairs to find 2 bedrooms and a recently renovated bathroom with transom window in the shower, allowing for a light bright bathroom. The house is very energy efficient, owing to the blown-in insulation in the walls & ceiling and the new, efficient heating system and all new forced water radiators throughout the house. Step outside to the detached 1 car garage with old barn-style doors. Most of the land for the house sits behind it, allowing for a very large and private back yard. Bring your imagination as there is room and potential to do so much. A sweet area off the back of the house offers a place for outdoor dining. It's easy to walk in the door of this house and imagine calling it home.
Enjoy the charm and character of this lovely 1840 historic colonial with the updates and systems of today's lifestyle. Upgrades include a new kitchen, fresh paint, new storm windows and newer electrical system and furnace. The extra large detached garage gives you room for the car, gardening tools and riding lawn mower. The large private backyard is perfect for family gatherings and summer cookouts. Beautiful gardens and mature landscaping with a meandering stone wall and outdoor patio area conveniently located just off the kitchen. Just minutes to Historic downtown Wakefield and all South County beaches. And an easy commute to the Providence airport or Kingston train station.

R20
Medium High Density Residential District
This district allows a residential density of up to 2.2 dwelling units per acre. The lot sizes for single-household detached dwellings is 20,000 sq ft. This district reflects the amount and type of development that already has taken place, as well as areas into which future expansion would be appropriate. These areas should be considered a high priority for the provision of public water and sewer service and for general infrastructure upgrading. However, public sewer service in Matunuck, and Snug Harbor is not recommended. A waste water management approach for these areas is preferred. Mixed uses historically have developed and should be permitted to continue and to expand subject to strict environmental controls. A neighborhood center/village district approach should be taken for additional development in this district. Special care in site planning must be taken. However, such patterns of residential development can be economically and environmentally sound. While the population density may be high, the existing physical development is varied and extensive. Shopping districts, personal services, community facilities, and public water and sewer generally are available and convenient and support local residents as well as the region. This district is highly accessible and served by a well-developed network of roads and public transit.
