This property includes a brand new 30x40 drive-through detached garage on over 3.5 acres in the Francis Marion Forest. Just completed this year, this 3-bedroom home is surrounded by majestic oaks and pecan trees, has a brand new septic system, is on county water, and the property is mostly cleared with a tree buffer surrounding on three sides. Conveniently located just minutes to Lake Moultrie and 10 miles to Moncks Corner, you could live the rural life without sacrificing the comforts of the city (and fast internet!). PLUS no HOA! Do as you please on your land... bring the motor home, ATVs, chickens, and boats!Upon arrival, you'll notice right away the beautiful mature oaks as well as a newly paved driveway that leads you right into the brand new 30x40 metal building with drive-through access and extra covered outdoor storage. It's not often you find a home in the country with a concrete parking area. Have family members visiting? There's electricity panel, an old septic and well system to the right of the driveway that could possibly be used for connecting a camper if they wish. Once you arrive at the home, the freshly sodded lawn is just taking root (it was just installed in March 2023). Beautiful neutral brick wraps around the crawlspace of the home. Enter and immediately notice the openness of the floor plan, huge formal living room, and gigantic kitchen island with pendant lighting. The kitchen features shiplap walls, white cabinetry, a beautiful stainless steel apron sink, tons of cabinets that go to the ceiling, Frigidaire Appliances as well as a refrigerator that conveys. Just off the kitchen is your utility room with a washer and dryer hookup and more storage. A dining/family room space is tucked off the kitchen at the back of the home which leads to a full bath as well as two secondary bedrooms. The large master suite is located just off the formal living room and includes a large en suite with double sinks, a soaker tub, and a walk-in shower. The walk-in closet won't disappoint. This is truly a golden opportunity to take advantage of the hard work that has been put into this barely lived-in property. It's ready, just move in - the work has been done for you. Bonneau Beach is less than 5 miles away, shop the local Super Walmart with a short 10-mile drive.

FLEX1
Agricultural District
A significant portion of the county's land area is used for agricultural, forestry, and agricultural/residential purposes. These areas represent the county's rural landscape and historic character of Berkeley County. The viability of agricultural operations and production is contingent upon their protection from incompatible land uses and development. Additionally, premature conversion of these lands to accommodate urban and suburban development increases the demand for costly public infrastructure. The Flex1 agricultural district is intended to implement the land use goals of the agriculture and resource conservation areas within rural areas in the unincorporated portions of Berkeley County.; This district is intended to: Preserve agricultural activities as a primary use, but to allow residential development as a secondary use.; Manage growth to protect agricultural land and land uses from development pressures to avoid increasing demands for road improvements and public infrastructure; Provide standards to control the intensity of development in rural areas of sensitive natural and historical resources.; Preserve wetlands, watercourses and other significant natural resource areas, and to preserve the scenic quality of the landscape; Preserve and protect the rural residential character of specific areas within the county.; Ensure that the cultural integrity of the county's historical resources is protected.; Protect these areas from infiltration of incompatible land uses.
