Three separate dwellings on a full, usable 1.05-acre lot in Bonneau -- and three different ways to make it yours. Move into one home and let the others help carry the mortgage, run all three as rentals, or look further down the road and picture the dream home or family compound you could build on this rare stretch of open Lowcountry land. Properties offering this much flexibility on a single deed almost never come available out here.A long gravel drive opens onto a cleared acre framed by mature hardwoods and pines, with woods and farmland rolling out beyond -- genuine country quiet, with a straight shot up Highway 17A to Moncks Corner for everyday needs. The main residence (3 bed 2 bath) anchors the property: a comfortable single-level home wrapped by a full front porch made for slow mornings and easy evenings. Inside you'll find tasteful updates -- white kitchen cabinetry, wood-look flooring through the open living and dining areas, a refreshed full bath, and a bright glass front door that pulls in natural light. It's ready to settle into or lease out. Across the lot, a second dwelling (2 bed 2 bath) is already leased month-to-month at $800 a month -- income in your pocket the day you close, with a stable tenant now and ability to raise rents later. The third structure is a true value-add: a cottage ready for your vision, whether you restore it for a third income stream or fold it into a larger plan. Each home is separately metered for electricity -- four meters in all, including one for the well house. Water is flexible too: the cottage is already on public water, and per the seller the other structures can connect as well (currently on well and septic). And with no HOA, you get the privacy and elbow room without the HOA restrictions. Here's the real draw: an income-producing acre today and a blank canvas for tomorrow, all in one place. Imagine collecting rent while you design and build the home you've always wanted, right here on your own land. Bring your vision and your numbers, and come walk the property to see everything it could become. Schedule your private tour today.

FLEX1
Agricultural District
A significant portion of the county's land area is used for agricultural, forestry, and agricultural/residential purposes. These areas represent the county's rural landscape and historic character of Berkeley County. The viability of agricultural operations and production is contingent upon their protection from incompatible land uses and development. Additionally, premature conversion of these lands to accommodate urban and suburban development increases the demand for costly public infrastructure. The Flex1 agricultural district is intended to implement the land use goals of the agriculture and resource conservation areas within rural areas in the unincorporated portions of Berkeley County.; This district is intended to: Preserve agricultural activities as a primary use, but to allow residential development as a secondary use.; Manage growth to protect agricultural land and land uses from development pressures to avoid increasing demands for road improvements and public infrastructure; Provide standards to control the intensity of development in rural areas of sensitive natural and historical resources.; Preserve wetlands, watercourses and other significant natural resource areas, and to preserve the scenic quality of the landscape; Preserve and protect the rural residential character of specific areas within the county.; Ensure that the cultural integrity of the county's historical resources is protected.; Protect these areas from infiltration of incompatible land uses.
