Across the field where the creek turns back By the old stump row...I'm gonna take you to a special placeThat nobody knows... Buyer get read-y. There's a place in Cross that not many have bee-n. It looks'n feels like Bonneau, but without all the beach-in. Buyer get read-y. Spring is almost here & the summer's comin And the days are gettin' long. Waited all winter for the time to be right Just to take you along, Buyer get ready. And it don't matter if we shop forever And the houses ain't right. Jump in the lake and cool ourselves From the heat of the night. Buyer get read-y....You and Me wanna buy a little cottage, Down near the water on ol Moultrie, We'll be fallin in love with a cute List-ing, and we can Move-in-slow. Stay in it all week through. Don't let this Lake View get past you. -If I confused you, that was the Nitty Gritty Dirt Band version of a listing description. Ha. This little cottage is near mint. Cute 1 bedroom home has lots of storage and a ton of yard space to build a huge workshop if you need. Close to Moultrie. There is a boat landing in the neighborhood and you can SEE the water from your front door. Whole house Generac back up will keep you running if power goes out. But, who is staying inside the house when you live this close to the lake? Plenty of space to park boats and there is already a great workshop with plumbing and lights. Almost everything is new or refreshed inside. Trex steps and porches. Newer vinyl windows. Great roof. I literally could not find a flaw. Ready to move in. Everyone says that. But, this one needs nothing in my sight. If you are looking for less to clean or want to make a smaller footprint, here is your chance. If you buy this one, you may soon be fishin in the dark.

FLEX1
Agricultural District
A significant portion of the county's land area is used for agricultural, forestry, and agricultural/residential purposes. These areas represent the county's rural landscape and historic character of Berkeley County. The viability of agricultural operations and production is contingent upon their protection from incompatible land uses and development. Additionally, premature conversion of these lands to accommodate urban and suburban development increases the demand for costly public infrastructure. The Flex1 agricultural district is intended to implement the land use goals of the agriculture and resource conservation areas within rural areas in the unincorporated portions of Berkeley County.; This district is intended to: Preserve agricultural activities as a primary use, but to allow residential development as a secondary use.; Manage growth to protect agricultural land and land uses from development pressures to avoid increasing demands for road improvements and public infrastructure; Provide standards to control the intensity of development in rural areas of sensitive natural and historical resources.; Preserve wetlands, watercourses and other significant natural resource areas, and to preserve the scenic quality of the landscape; Preserve and protect the rural residential character of specific areas within the county.; Ensure that the cultural integrity of the county's historical resources is protected.; Protect these areas from infiltration of incompatible land uses.
