This charming farm sprawling over seven acres is waiting for its new owners! Enjoy country living, with the convenience of being less than 30 min to Moncks Corner, 35 min to Historic Georgetown and 45 min to Mt. Pleasant, all with plenty of shopping, restaurants, hospitals and anything you need. Also, located just a short 5 min drive is a public boat landing to the beautiful Santee River for fishing and boating recreation. The property is already equipped with everything you need to start or continue your farm living dreams! The previous owners enjoyed just about any animal you could imagine, from horses, chickens, pigs, goats, bunnies and even peacocks! The spacious homestead boasts over 2700 square feet of open concept living, with 4 bedrooms, 3 full bathrooms, formal dining area, huge kitchen with tons of cabinets and counter space, large living room with gas fireplace, laundry/mud room and tons of closet and storage space throughout. The primary bedroom, located on the main floor is quite spacious with a massive walk in closet and an ensuite bathroom that includes dual vanities, garden tub and separate walk-in shower. Two additional bedrooms and a bathroom are located on the main floor and a fourth bedroom is located upstairs with an ensuite bathroom. Also located upstairs is ~600 sq ft of additional flex space already wired with electric and HVAC in place that the previous owner used as a woodworking shop. It could easily be turned into instant equity by adding sheetrock and flooring. The owner upgraded the initial construction of the home using 2x6's instead of the average 2x4's, placed it on a concrete slab to provide a dry, clean crawlspace, added crown molding, beautiful, functional LVP flooring (with the exception of carpet only in the three accessory bedrooms), gorgeous wood cabinets and stainless steel appliances in the kitchen, tankless hot water heater, back deck with pergola and recently added a new roof (3 years old). Outside you can admire the beauty and tranquility of nature surrounding you, whether sitting on your expansive front porch or back deck while enjoying your morning coffee or afternoon sweet tea, tending to your garden, collecting pecans from the beautiful mature trees, feeding your farm animals, collecting eggs or riding your horses! There is a 32 x 24 barn with stables, 24 x 40 shop, 48 x 36 pole barn/equipment shed, all with water and power, several additional sheds, metal carports, RV hook up and animal pens. This property needs to be seen in person to appreciate the beauty and all it has to offer, so schedule your showing today! Please Note: Some photos are virtually staged (Primary BR, Dining Room, Eat In Kitchen and Living Room/Den) and some rooms have been edited to change the paint color (Kitchen, Dining Room, Living Room/Den). No structural alterations, ONLY virtual staging and change of paint color on the walls.

FLEX1
Agricultural District
A significant portion of the county's land area is used for agricultural, forestry, and agricultural/residential purposes. These areas represent the county's rural landscape and historic character of Berkeley County. The viability of agricultural operations and production is contingent upon their protection from incompatible land uses and development. Additionally, premature conversion of these lands to accommodate urban and suburban development increases the demand for costly public infrastructure. The Flex1 agricultural district is intended to implement the land use goals of the agriculture and resource conservation areas within rural areas in the unincorporated portions of Berkeley County.; This district is intended to: Preserve agricultural activities as a primary use, but to allow residential development as a secondary use.; Manage growth to protect agricultural land and land uses from development pressures to avoid increasing demands for road improvements and public infrastructure; Provide standards to control the intensity of development in rural areas of sensitive natural and historical resources.; Preserve wetlands, watercourses and other significant natural resource areas, and to preserve the scenic quality of the landscape; Preserve and protect the rural residential character of specific areas within the county.; Ensure that the cultural integrity of the county's historical resources is protected.; Protect these areas from infiltration of incompatible land uses.
