PUD
Planned Unit Development
This section is intended to provide the method by which tracts of land may be developed as a unit rather than on a lot-by-lot basis as provided in the Ordinance. It is intended to provide a maximum of design freedom by permitting the developer an opportunity to more fully utilize the physical characteristics of the site through the reduction of lot sizes, yards, height and bulk restrictions and the planned mixing of uses. Through the requirement of the development plan, it is the intention that property under the Planned Unit Development (PUD) title will be developed through a unified design providing continuity among the various elements causing a better environment. To establish standards and procedures for Planned Unit Development (PUD) in accordance with the following objectives: To allow variety and flexibility in land development necessary to meet changes in technology and demand.; To allocate, maintain, and preserve common open space, recreation areas and facilities; to offer neighborhood recreational opportunities; to enhance the appearance of neighborhoods through the conservation of natural resources.; To provide a maximum choice in the type of environment available by permitting a development that would not be allowed by other zoning districts.
