Country and lake living at its best! This wonderful home is situated upon three private acres of land and literally steps away from Lake Moultrie and the boat landing at the Hatchery Waterfowl Management Area, just think of those boating and outdoor adventures so close to home! This home features three spacious bedrooms all with closet space and the master having double closets. The master bath has a dual vanity sink, garden tub, and a separate shower! The main living area offers an open floor plan with a wood-burning fireplace. The kitchen features a double oven with a cooktop adjoined with a sitting bar. There is also a formal dining room. Also, the porch/sun room is a gardener's paradise with a sink plumbed in. This sun room has a wheelchair assessable ramp for ease of entry. Off into the back of the property there is a greenhouse (needs some work), a two small sheds, and a full workshop, with attached carport. The property is adorned with plenty of azaleas, mature trees, and all that South Carolina has to offer. Please note the property does have some tools in the workshop and other items that are not attached to the home/not conveying, the family is moving items out. However, if there is something in particular you like, let us know and with the right offer might convey. The home is a manufactured home (not modular) which has been bricked under and converted to real property. This home is priced to sell quickly. If you don't have a lender, I can recommend lending officer for this property (not owner financing).

FLEX1
Agricultural District
A significant portion of the county's land area is used for agricultural, forestry, and agricultural/residential purposes. These areas represent the county's rural landscape and historic character of Berkeley County. The viability of agricultural operations and production is contingent upon their protection from incompatible land uses and development. Additionally, premature conversion of these lands to accommodate urban and suburban development increases the demand for costly public infrastructure. The Flex1 agricultural district is intended to implement the land use goals of the agriculture and resource conservation areas within rural areas in the unincorporated portions of Berkeley County.; This district is intended to: Preserve agricultural activities as a primary use, but to allow residential development as a secondary use.; Manage growth to protect agricultural land and land uses from development pressures to avoid increasing demands for road improvements and public infrastructure; Provide standards to control the intensity of development in rural areas of sensitive natural and historical resources.; Preserve wetlands, watercourses and other significant natural resource areas, and to preserve the scenic quality of the landscape; Preserve and protect the rural residential character of specific areas within the county.; Ensure that the cultural integrity of the county's historical resources is protected.; Protect these areas from infiltration of incompatible land uses.
