Build your next home on 0.64 acres in the established Rolling Hills neighborhood of Dickson, Tennessee. This residential lot on Blakemore Rd sits among well-kept single-family homes, just past Oakmont Elementary and only minutes from Highway 46 and I-40 Exit 172, giving you an easy commute toward Nashville while keeping the quiet, settled feel of a true neighborhood street. Utilities make this lot ready for planning now. City water is available at the street. Public sewer is nearby: the City of Dickson indicates the sewer main would need to be extended roughly 400 feet to serve the lot, with extension costs estimated at about $30 per foot, which places the upfront cost in the same general range as installing a septic system. Buyer to verify all utility availability, costs and requirements with the City of Dickson. The lot is zoned residential and recorded as Lot 38 of Rolling Hills (Dickson County Parcel 120A B 003.00). At just over a half acre, it offers room for a comfortable home, a garage or shop, and a usable yard without the upkeep of a large tract. Surrounding homes on Blakemore Rd give buyers and builders a clear picture of the neighborhood's character and value. Dickson offers small-town Middle Tennessee living with everyday conveniences close at hand: shopping, dining and services along Highway 46, Dickson County schools nearby, and Montgomery Bell State Park a short drive away for hiking, fishing and golf. Nashville is about 40 miles east via I-40. Whether you are a buyer ready to build, a builder looking for an infill lot in an established subdivision, or an investor seeking a well-located residential parcel in growing Dickson County, this lot is worth a look. Schedule your visit today and bring your plans and your offer.

R1
Low-Density Residential District
These districts are designed to provide suitable areas for low to medium density residential development where appropriate urban services and facilities are provided or where the extension of such services and facilities will be physically and economically facilitated. Most generally, these districts will be characterized by single-family detached structures and such other structures as are accessory thereto. These districts also include community facilities, public utilities and open uses which serve specifically the residents of those districts, or which are benefited by and compatible with a residential environment. It is the express purpose of this zoning ordinance to exclude from these districts all buildings or other structures and uses having commercial characteristics whether operated for profit or otherwise, except that special exceptions and home occupations specifically provided for in these regulations for these districts shall be considered as not having such characteristics if they otherwise conform to the provisions of this ordinance.
