If you want to watch the sun set over the hill from your oversized front porch, this is your place. If you want to hide away on 49.2 secluded and private acres of pasture, this is your place. If you’ve been dreaming of Thanksgiving dinner with a wild caught turkey and fish from the Duck River, this is your place. And if the smell of Nanna’s cast iron fried chicken takes you back to a simpler time, this is your place. Time moves slowly here on Beau Soleil Farm. A tree-lined and county-maintained road will secret you away to this verdant slice, steeped with history, nature, and acres of historic and working farmland which includes 4 fenced pastures, a functional tobacco barn, which has been used for horses in the past, and multiple out buildings and sheds. Each pasture is supplied with a water source, be it pond, creek, seasonal stream, or pasture pump. And the 1920’s farmhouse, which has changed hands twice since it was built, is the perfect blend of history and modern amenities such as a fully renovated kitchen with double oven, leathered granite countertops, renovated bathroom, encapsulated crawl space, high speed internet and much more. And for future growth, the property has multiple potential homesites, one of which has been perked in the past. You’ll be a 40 minute, interstate free drive from Nashville, and a 30 minute scenic drive on Natchez Trace Parkway from Leiper’s Fork, Franklin. Close enough to the bustle of city life, yet tucked far enough away where the only sounds you’ll hear are the neighbor’s cows and the wind rustling through the leaves. Slow down and settle on home to Beau Soleil Farm.
This district is intended to preserve space for agricultural and forestry uses which together comprise an important segment of the economy of Hickman County. The primary intent of the A-1 District is to minimize conflicts between agricultural and forestry activities and various non-agricultural activities; to permit lands bestsuited for intense agricultural uses to be preserved for these suited purposes; and to prevent lands unsuitable for development of an urban or nonrural nature, due to topographic problems, location, or the inability to provide necessary urban services, from being encroached upon by these incompatible land uses. Areas assigned to the A-1 District are primarily areas where growth of an urban or nonrural nature is deemed undesirable for one or more of the reasons outlined above.
