Excellent infill development opportunity in the rapidly growing Madison submarket. This offering includes 4 or 8 easy-to-build infill pads located at 226/228 Old Amqui Rd and/or 121 A/C E Campbell Rd in Madison, TN, priced aggressively at just $70,000 per pad. Buyers must purchase in 4-pad increments due to the shared driveway configuration, with pricing at $280,000 for 4 pads or $560,000 for all 8. The sites have recently been demoed and cleared, making them shovel-ready for immediate development. RM9-NS
Multi-Family Districts
Designed primarily for low to medium intensity multifamily development of two-story or three-story structures, these districts are appropriate for areas designated in the general plan to have low to moderate intensity residential development to meet the goals of preservation of open space or environmental features while creating opportunities walkable communities with housing choice and the ability to support transit. The RM9 or RM9-A district also may be appropriate for areas policied for lower intensity office and mixed-use development, or along mixed-use corridors. Generally, these districts should have good access to either arterial or collector streets. RM9-A is designed to create walkable neighborhoods through the use of appropriate building placement and bulk standards and is an alternative to a zoning district that requires a site plan. RM6-NS, RM9-NS, and RM9-A-NS are designed to allow the same standards and uses of the RM6, RM9, and RM9-A districts with the exception of prohibiting Short term rental property-Owner occupied and Short term rental property-Not owner occupied uses from the districts.
