Hickory Hill, located between I-240 and the Mississippi state line, is a suburban and residential Memphis neighborhood with broad arterial roads and a patchwork of apartment communities and ranch-style streets. The neighborhood’s energy concentrates around the Winchester Road and Hickory Hill Road corridor, where international groceries, casual eateries, and service plazas set a busy, everyday rhythm. The New Daisy Theatre and the Dixon Gallery & Gardens sit nearby as cultural touchpoints for a night out or a quiet afternoon. Housing trends toward late-20th-century brick homes, garden apartments, and newer infill along major routes. Parks and green pockets shape the pace, with Shelby Farms Park and Lichterman Nature Center drawing weekend foot traffic. Commuter patterns follow Winchester and Riverdale toward job centers and shopping districts.

CMU-1
Commercial Mixed Use-1 District
The commercial mixed use districts are intended to accommodate retail, service and commercial uses and to ensure that commercial-zoned areas are compatible with the character of existing neighborhoods. While the districts primarily accommodate commercial uses, apartments and upper-story residential are allowed in order to promote live/work and mixed use opportunities. To provide for additional housing choice, single-family detached is permitted in the CMUdistricts. The CMU districts are not intended to provide for areas exclusively dominated by any one particular use but provide for neighborhoods that successfully integrate several types of compatible uses together.; The CMU-1 District is intended to provide for neighborhood serving commercial, office, and employment uses. Residential uses are encouraged above the ground floor. Compatible nonresidential uses should be located within walking distance to the established residential neighborhoods they are designated to serve.
