Hickory Hill, located between I-240 and the Mississippi state line, is a suburban and residential Memphis neighborhood with broad arterial roads and a patchwork of apartment communities and ranch-style streets. The neighborhood’s energy concentrates around the Winchester Road and Hickory Hill Road corridor, where international groceries, casual eateries, and service plazas set a busy, everyday rhythm. The New Daisy Theatre and the Dixon Gallery & Gardens sit nearby as cultural touchpoints for a night out or a quiet afternoon. Housing trends toward late-20th-century brick homes, garden apartments, and newer infill along major routes. Parks and green pockets shape the pace, with Shelby Farms Park and Lichterman Nature Center drawing weekend foot traffic. Commuter patterns follow Winchester and Riverdale toward job centers and shopping districts.

Commercial Mixed Use-2 District
The commercial mixed use districts are intended to accommodate retail, service and commercial uses and to ensure that commercial-zoned areas are compatible with the character of existing neighborhoods. Residential uses are allowed on the ground floor but upper-story units are encouraged. Typical centers may include anchor tenants up to 80,000 sq ft of ground floor area.
