Gross floor area in a neighborhood center typically ranges from 30,000 to 100,000 sq ft, and land area onsists of 2 to 10 acres in size. It is intended that the neighborhood shopping center be developed as a unit, with adequate off-street parking for customers and employees, and with appropriate landscaping and screening to ensure compatibility with surrounding residential environment. This district is located adjacent to several residential neighborhoods, ideally at the intersection of 2 or more arterial or major streets with a service area of up to 1.5 miles. Development of a neighborhood shopping center requires approval of a development site plan by the city council, after recommendation from the planning commission.
