Cozy living room with surround sound system and wood burning fireplace. Front bedroom has its own bath. Will make a wonderful family home in 1 acre. Large patio for summer nights. Great views all around so quiet. Invisible fence in back yard. Comments from Owner: " Roof - Class IV ? Standard 30 year architectural. The reason is that the 'insurance break' payback on a Class IV is roughly 15-20 years where a roof in the panhandle last 5-7 years. Case in point the original roof on the house was put on in March 2018 and was destroyed in March 2019 by baseball size hail, replaced in May 2019. I have a close friend who is an insurance adjuster in the area and he does not recommend Class IV for those reasons. " Windows - Are they the cheap ones, mid-range, or higher quality Mid-grade. " Water Heaters - size, age 50 gallons with a recirculation system built into the house. This creates a constant 'instant hot water' at every faucet and ensures continuous hot water. We have 3 bathrooms and have had a dozen guests take a shower in the morning and never ran out of hot water. It is original installed June 2018. " Insulation - Spray Foam? spray foam everywhere. Most builders do exterior walls of living area and only a portion of the attic. Every exterior wall in this house, including all sides of the garage and ceiling of garage is spray foamed. The entire roof is all spray foamed as well. The garage doors are double insulated doors. As a result, the garage doesn't get over about 75 in the summer or below 60-65 in the winter. There are also two interior walls with spray foam in them to provide a 'sound' barrier against the living area (master and kid's bedroom). Average heating/cooling bill is $250/month which is less than I paid for my house in OKC that was 1,900 sq ft. " Any settling issues? No foundational settling. There has been some minor interior door settling that was fixed in 2019 as part of the first year warranty and none sense. " From the pictures - it looked like there has been a shed of sorts built onto the back corner of the house (almost attached to the roofline). Any Info on that? shed was built by me. It is not 'connected' to the house but was built to give that illusion because I didn't want a free-standing shed that would block our view. It is built with 4x4 corner posts sunk 3 feet deep into 100 lbs of concrete each. The base is 2x10 beams hung with beam hangers (think a deck) and ¾' decking. Walls are 2x4 on 18' centers. Metal roof for no other reason than I am not good with shingles. The whole thing is built using screws except for the beam hangers (beam hanger nails don't shear off) and the trim pieces. Has a cat door for our outdoor cat to have shelter. It is used to store a riding lawnmower, all lawn tools, chemicals for lawn care, two opening windows and still has plenty of room for the cat to play. " Well built? I would rather have a bit smaller well-built home than one that is bigger but not as good work. Builder reputation? very well built. This is our 3rd new home and the issues that we have had are minor compared to our last one. Noah's does build a very solid house with very good finishing touches. " Details on the builder warranty? very standard 10 year warranty after the 1st year
