Great opportunity for developers! 2.20 Acre of Mixed-Use Commercial Land. The Callison RTKL Architecture firm did a feasibility study in 2019 showing that up to 84 apartments and 14,400 SF of retail can be built. Other feasibility study options show 72 apartments and 14,400 SF of retail or other townhomes, apartments, and retail combinations. The Mesquite Economic Development Department is very interested in developing the area and has great incentives for the right project.

About Casa View
Heights
Casa View Heights, located between Gus Thomasson Rd and I-30, is a mid-century and residential Mesquite neighborhood with ranch-style streetscapes and mature shade trees. The neighborhood’s character concentrates around the Gus Thomasson Rd corridor near Ferguson Rd, where low-slung storefronts, taquerias, and service shops set a practical, lived-in rhythm. Brick one-stories and tidy front lawns define the blocks, with occasional remodels adding clean-lined modern touches. White Rock Lake and the Dallas Arboretum and Botanical Garden sit to the west for trail time and waterfront views. Nearby Casa View Shopping Center and Garland’s historic Plaza Theatre add local texture for errands and a night out.

North Gus Thomasson Corridor Form Based District
The North Gus Thomasson Corridor is a commercial corridor adjacent to the Casa View Heights neighborhood, which is situated generally northwest of the intersection of Gus Thomasson Road and Oates Drive. In April 2007, the city council adopted the Casa View Heights Neighborhood Plan that included strategies for reconnecting the residential core of the neighborhood with the Gus Thomasson commercial area and revitalizing the corridor. Both the commercial corridor and the Casa View Heights neighborhood are part of a walkable neighborhood sustainability zone that encompasses properties fronting Gus Thomasson Road north from Interstate Highway 30 to the Mesquite city limits.; The purpose of the North Gus Thomasson Corridor zoning district is to integrate residential and neighborhood-scaled commercial functions in a form that increases buildable densities in a pedestrian-oriented, visually attractive environment. With an emphasis on form, rather than the separation of land uses, the district not only encourages, but also mandates building disposition and configuration in a manner that is unique in the City of Mesquite. In doing so, the district is designed to provide a straightforward, visual prescription for revitalization of the North Gus Thomasson corridor over time.
