PD
Planned Developments District
Planned Developments PD’s are customized zoning districts intended to accommodate unified design of residential, commercial, office, professional services, retail and institutional uses and facilities or combinations thereof, in accordance with an approved development plan. PD’s are designed to permit flexibility and encourage a more creative, efficient and aesthetically desirable design and placement of buildings, open spaces, circulation patterns and parking facilities in order to best utilize special site features of topography, size or shape. PD’s will only be permitted to occur on parcels of land that contains three acres or more, provided, however, Urban Village Planned Developments may be approved for parcels of land that are five thousand seven hundred sq ft in area or larger. It is not intended to be solely or merely a method of avoiding area restrictions required in other straight zoned districts
