Incredible Parcel of Land on the Upper Provo River with Small Cabin
Reminiscent of an old trapper's cabin, this home sits on a park-like parcel of land, shaded by large Cottonwood, Spruce and River Aspen trees and enjoys private river access to some of the best fishing on the Upper Provo River. Surrounded by large parcels of land this lot feels much larger than its 2.19 acre size. The cabin offers one bedroom and one bathroom, large rock fireplace, nice kitchen and a huge deck that gives the new owners the space to entertain friends and families with outdoor BBQ's. Gated, with potential year-round access, no HOA dues and just about a 20 minute drive to the amenities of Kamas.
As the MLS and public records start to fill up, we'll list the details here.

P-160
Preservation Zone
The purpose of the preservation zone P 160 is to establish areas in Wasatch County where development may be limited due to the remoteness of services, topography and other sensitive environmental issues. Furthermore, the specific intent in establishing the preservation zone P 160 is for the following purposes: Protect the present and future water supply of the county and surrounding counties; Protect natural features and sensitive environmental areas; Protect the county grazing and forestry land; Avoid excessive costs for public services which result from excessive scattering of residential dwellings in remote areas; Prevent excessive soil erosion and water pollution; Promote the raising and keeping of domestic and wild animals and fowl in keeping with optimum intensity of use, consistent with recognized range management practices; Prevent the necessity of having to pay excessive taxes on grazing lands; Preserve and protect recreational opportunities; Allow residential development on a limited basis when services are not readily available but are appropriately addressed by the developer to the satisfaction of the county; and Residents of the proposed development would have essential services provided at a level that would not impact their health, safety and welfare, and to provide these services would not be fiscally irresponsible for the county.
