One-Family and Townhouse Dwelling District
The purpose of the R-10T, One-Family, Townhouse Dwelling District is to provide for development of one-family dwellings and, under certain conditions, the development of townhouse projects. Such townhouse projects may include a variety of dwelling styles including one-family and semidetached dwellings; however, the project shall maintain the townhouse style character. Up to one-third of the permitted dwelling units may be semidetached. In townhouse projects, existing one-family dwellings may be retained but new construction of such dwellings is not permitted.71F Townhouse development may occur where development will be consistent with the adopted master plan or plans for the immediate area. Such development is appropriate but not limited to situations where it provides a transition between a one-family district and uses permitted in other district classifications, or for a reuse of land. It is intended that any townhouse development permitted should result in welldesigned living units offering optimum residential environmental amenities, including preservation of natural land form and foliage and the clustering of usable open space.
