11367-11461 W River Rd, Aylett, VA 23009

18 acres fronting the Mattaponi River & West River Road could not be closer to Mechanicsville Turnpike; that is. .. available or sale. Split zoning with parcel 22-69C zoned "M" for industrial. Yes, you probably could have a chicken processing plant right here but a nice development would make the highest and best use of the wonderful views of the 360 bridge & Mattaponi River. There is a nice easement from the road to the 1.69 acre industrial parcel for all kinds of utilities and yes, not only paved road frontage but natural gas and electric is also at the street. You can see the King William County tax assessment & judge for yourself, "What is this property really worth?". Once it's gone, you'll never get it again. The folks at King William County are knowledgeable & very friendly and yes, it is a great county for new ideas since it's smack between the Chesapeake Bay & Richmond. This place is attracting more & more people who want to live here and new construction is proof. It looks like the county's master plan (long range comprehensive plan) is similar to it's closest neighbor, Hanover County, in that there is great design & planning for residential & commercial development so that quality of space & beauty are of utmost importance as opposed to the few bad examples of over expansion & hideous zoning mazes.
