Tucked away on 6.61 acres in the heart of Southwest Roanoke County, this exceptional country estate offers the rare opportunity to enjoy the luxury of privacy without sacrificing convenience. Located just 13 minutes from the Tanglewood area, less than 2 miles from the Blue Ridge Parkway and equestrian trails, 10 minutes to downtown Roanoke, and only 30 minutes to Smith Mountain Lake, this property provides a peaceful retreat surrounded by breathtaking mountain views. Set back from the road and accessed by a newly professionally paved driveway (2025), the home is embraced by lush, professional landscaping and thoughtfully designed outdoor spaces. Approximately 2 acres are enclosed with board fencing by Chattin Fencing, complementing the AG-1 agricultural zoning and making this property ideal for equestrian use, hobby farming, or simply enjoying the open land. Additional features include a detached stable, a custom 18X24 powered workshop with loft storage, a fenced and gated riding ring, and dedicated, discreet horse/utility trailer parking separate from the main driveway. Outdoor living is exceptional, with a covered wraparound front porch perfect for sunrise and sunset views, a screened-in back deck for relaxing evenings, and an all-weather sunroom complete with a mini split system--offering year-round enjoyment of the surrounding pasture and mountain vistas. Invisible fencing is also in place for pets. Inside, you'll find over 3,100 square feet of living space that have been meticulously maintained and thoughtfully updated. The main living areas are filled with natural light and enhanced by crown molding throughout the main and upper levels. A spacious living room with a cozy fireplace creates a welcoming atmosphere, while the kitchen features a new suite of stainless-steel appliances (2025), updated lighting, and convenient access from the attached two-car garage through the mudroom--perfect for everyday ease. The home offers 3 bedrooms and 3.5 baths, all of which have been tastefully updated. Laundry hookups are available on both the main level and in the basement for added flexibility. The walkout lower level expands your living space with a full bathroom, furnished flex room, office, and plumbing already in place for an additional fireplace. Step outside to a professionally landscaped yard that flows seamlessly into the pasture and riding ring. Recent updates and improvements include a new roof (2024), new furnace and heat pump (2021), new gas water heater (2016), septic system professionally maintained and pumped (2025), and HVAC and dryer vents professionally cleaned (March 2026). Zoned AG-1 Agricultural and located within the Clearbrook Elementary, Cave Spring Middle, and Cave Spring High School districts, this property blends the charm of country living with the benefits of a highly sought-after location. This is more than a home--it's a private sanctuary where modern comfort meets the timeless beauty of Virginia's landscape. Properties of this caliber, with this level of care, land, and setting, are truly rare.

AG1
Agricultural/Rural Low Density District
The AG-1, agricultural/rural low density district consists of land primarily used as farmland, woodlands, and scattered residential development located within the rural service area. Also found in these areas are lands with steep slopes, and groundwater recharge areas. Many of the county's unique natural and scenic resources are also found in this district. The purpose of this district is to encourage these areas to remain in their rural state, and protect sensitive and unique land resources from degradation, consistent with the recommendations of the comprehensive plan for the rural preserve areas. This may be accomplished by maintaining the existing agricultural lands and preventing the encroachment of incompatible land uses, while allowing development to occur at a reasonable density. Non-farm residents should recognize that they are located in an agricultural environment where the right-to-farm has been established as county policy. This district is also intended to minimize the demand for unanticipated public improvements and services, such as public sewer and water, by reducing development densities and discouraging large scale development.
