Remarks: This property has 39 solar panels completely paid for. It was installed in 2018 by Solar City, a Tesla company, utilizing 315W Panasonic all-black SC315B2 panels and Solar Edge string inverter with optimizers. The average production last year for the array was 40.9 KWh/day and 1.2 MWh/month, which covered 77% of the Seller's entire electric needs for the year. There is a “Net-Metering” agreement with NOVEC (energy provider), which means that if the array is producing more than the property is using, the excess power goes into the grid and our meter runs backwards. Then at the end of the year if we were to produce more than used, NOVEC will issue a credit for the overage. There is nothing to do any different than every other house when setting up your electricity. Just call NOVEC to put service in your name and then everything works just like every other house. Nothing has to be done with the solar or the utility company. You just have a lower energy bill each month. There is a low ($17. 76) connection fee each month. Plug your appliances in or turn lights on, just like normal. The type plan at NOVEC is a net metering account. (The meter is already installed). That meter is able to run both ways so on days we produce more electricity than we use, the account gets credited. This is all done by NOVEC and requires no attention. Based on pre-solar usage, that results in a savings of over $1,300/year on the electricity bill with an average of only $58/mo. electric bill. With today’s rising energy costs, owning your own solar panels allows you to minimize your energy costs. The solar array is maintenance-free. The shingles on the roof were inspected right before the solar array installation (2018) and found to have sufficient life to not need replacement for the foreseeable future. The installation of the solar array carries a 25-year limited warranty (through 2043) and a 10-year comprehensive warranty (which includes a 10-year roof warranty for leaks (through 2028). The Seller estimates that each year the solar array saves over 12,000 pounds of CO2, which is the equivalent of planting 96 trees/year.
