About this home
Forty-two acres on a private lake in Keswick, ten minutes from downtown Charlottesville, with the site planning and county approvals already in place. Over 1,300 feet of lake frontage and high ground above the shoreline where the water opens up below and the mountains sit beyond. Maintained trails run through mature hardwoods to the shore. Two parcels are offered together, each with its own homesite: the 39-acre main tract, where architectural site studies identify three alternative sites for the residence, all above the water, and a separate 2.77-acre lot with an approved four-bedroom septic design and well specification. Fiber and underground electric are routed to the property, Dominion has upgraded the power supply, and a new driveway leads in through gated, board-fenced entrances. The main tract sits under a county open-space easement that keeps the wooded shoreline as it is, permanently, while permitting a primary residence, accessory buildings, farm structures, pasture, and vineyard. One mile from Keswick Hall, across the water from the Clifton, twelve minutes to UVA, twenty to the airport. The house has not been built yet, but everything that makes it worth building is here.

PRD
Planned Residential Development
PRD districts may hereafter be established by amendment to the zoning map in accordance with the provisions set forth generally for PD districts in sections 8.0 and 33.0, and with densities and in locations in accordance with the comprehensive plan.; The PRD is intended to encourage sensitivity toward the natural characteristics of the site and toward impact on the surrounding area in land development. More specifically, the PRD is intended to promote economical and efficient land use, an improved level of amenities, appropriate and harmonious physical development, and creative design consistent with the best interest of the county and the area in which it is located.; To these ends, the PRD provides for flexibility and variety of development for residential purposes and uses ancillary thereto. Open space may serve such varied uses as recreation, protection of areas sensitive to development, buffering between dissimilar uses and preservation of agricultural activity.; While a PRD approach is recommended for developments of any density, it is recommended but not required that the PRD be employed in areas where the comprehensive plan recommends densities in excess of 15 dwelling units per acre, in recognition that development at such densities generally requires careful planning with respect to impact.
