Set amidst 25 picturesque acres in the heart of Loudoun County’s celebrated wine country, Fabbioli Cellars is a rare offering where productive farmland, thoughtfully developed improvements, and more than two decades of stewardship converge to create one of the region’s most recognized agricultural destinations. What began as an open hay field has evolved into a thriving farmstead, where vineyards, orchards, and cultivated fields are complemented by a carefully assembled collection of structures supporting winemaking, hospitality, events, and everyday life. The owners’ residence, tasting room, wine cave, production facilities, barrel storage, and event spaces reflect years of thoughtful growth, each added with purpose as the property’s reputation flourished. Today, approximately ten acres remain in active agricultural production, including established vineyards alongside raspberries, pears, asparagus, and hundreds of mature trees. Award-winning wines, a devoted customer base, and established revenue streams underscore the property’s success, while its infrastructure provides an exceptional foundation for future agricultural, hospitality, or lifestyle pursuits. Just minutes from historic Leesburg, nestled within Loudoun County’s premier wine country, Fabbioli Cellars offers a truly rare acquisition: not merely a historic piece of Virginia countryside, but a cherished sanctuary of timeless character and community heritage.
