#73680-An extraordinary 77.34 acre offering at the edge of Leesburg, combining location, scale, privacy, and long term potential in one of Northern Virginia's most sought after markets. Comprised of three separate tracts and free from a conservation easement, the property presents a rare opportunity for a private estate, family compound, land investment, or future development. An established trail system winds throughout the property, providing access across the land and showcasing its varied topography, mature hardwoods, and natural character. A small pond adds another attractive feature to the landscape. The property backs directly to protected parkland and historic battlefield grounds, creating a remarkable setting where preserved open space becomes an extension of the property. Electric is already on site, and the property's AR-1 zoning offers a variety of potential agricultural, residential, and rural uses. Opportunities to own this much unrestricted acreage so close to downtown Leesburg are increasingly difficult to find. Buyers should independently verify division potential and development requirements with Loudoun County. The 911 address is approximate.
