Welcome to 241 Edwards Ferry Road, a rarely available opportunity in one of Leesburg's most desirable and walkable locations. Just a short 10-minute walk from historic downtown Leesburg, this home offers the perfect blend of location, potential, and value. The centerpiece of the home is the beautifully renovated kitchen, completely updated just two years ago with modern cabinetry, updated countertops, stylish finishes, and quality appliances. Whether you're preparing a weeknight meal or entertaining guests, this inviting space is ready to enjoy from day one. While the kitchen has already been transformed, the rest of the home presents an exciting opportunity for buyers looking to build equity and make a home their own. This is not a fully renovated property—instead, it's a true value-add opportunity with great bones, plenty of character, and loads of upside for those with vision. Whether you're looking to update over time or undertake a more comprehensive renovation, the potential here is undeniable. Adding to the appeal, many of the major systems have already been addressed, including the roof, HVAC system, and water heater, all replaced within the last five years. With these big-ticket items already taken care of, you can focus your efforts on personalizing the home to match your style and needs. Natural light fills the living spaces, creating a warm and welcoming atmosphere throughout. Outside, enjoy one of Leesburg's most sought-after locations, with award-winning restaurants, local boutiques, breweries, coffee shops, parks, and year-round community events all within walking distance. Homes in this location rarely come to market, especially those offering this combination of walkability, major system updates, and the chance to create something truly special. If you've been searching for a property with strong potential and room to add value, 241 Edwards Ferry Road is an opportunity you won't want to miss. Some of these images are AI generated

R-6
GATEWAY DISTRICT - EDWARDS FERRY RD
Moderate Density Residential District
The R-6, Moderate Density Residential District is primarily intended to accommodate singlefamily and duplex residential development at a density of no more than six single-family detached dwelling units per acre. The district is generally appropriate for application in areas designated in the Town Plan for Medium Density Residential development. The moderate density development patterns promoted by the R-6 District are intended to promote efficient use of land by encouraging the provision and conservation of open space through cluster development. Cluster development allows a reduction in lot area, yard setback and bulk requirements, provided maximum density allowed by the underlying zoning district is not exceeded. Residential cluster developments must preserve the integrity of their sites by protecting and promoting the preservation of steep slopes, stream valleys, desirable vegetation, and other natural features.
