Opportunity to own one of Shenandoah Valley’s oldest wineries in the fruitful Shenandoah AVA, known for growing high-quality grapes. North Mountain’s wines are currently made on-site in a large production space, however, with many customer crush services available in Virginia, the grapes can be processed off-site. Currently, there are 14-15 acres of grapevines situated on 47.5 acres of rolling hills. This winery once boasted high revenue growth, but over time, the owner has slowed down and now, wants to retire. The property has beautiful views of the Blue Ridge Mountain and North Mountain. It is a short distance from Washington, D. C, Northern VA, and Maryland. The owner and family have set up a perfect foundation for the next owner to build upon. The offering consists of two parcels spanning over 47.5 acres of vineyards, rolling hills, woodlands, and open land. This property is unique as there are 2 perked sites situated throughout this pretty landscape allowing for more building. The iconic winery building (2984 sf) has everything housed in one. The basement boasts a larger production space with crush pad, the main floor consists of the tasting room and enclosed sunroom allowing for events and more seating, and an owner’s apartment situated at the top.
