Branchway Forest, located between Powhatan State Park and the Powhatan Courthouse area, is a wooded and residential Powhatan neighborhood with winding cul-de-sacs and large-lot homes. The neighborhood’s character concentrates along Anderson Highway (US-60) near the Courthouse Road junction, where local storefronts and civic buildings set a small-town rhythm. Architecture leans toward late-20th-century single-family houses with deep setbacks, long driveways, and mature tree cover. Daily life orbits outdoor space, with river trails and picnic clearings shaping weekend routines. Powhatan State Park and the James River corridor add a distinctly rural edge to the landscape. Community touchpoints extend to local stages and gathering spots such as The Mill at Fine Creek and the Powhatan Farmers Market.

This is a charming cottage wit great view of open land and lake from the rear deck and rear windows. The front part was built in the 1930, 2 bedrooms and a bath built later and finally the familyroom, master bedroom and bath built in the 90's. There is a brick wood burning fireplace with a metal lined flue. Inside was just painted, new gutters installed and vapor barrier placed in crawl space. Nice open space in dining area and familyroom.

A-10
Agricultural-10
The purpose of the Agricultural-10 (A-10) District is to maintain the agrarian and low-density rural character of the county that optimizes economic use of the county's prime farmland and forest land resources and defines the countryside appearance and rural character of areas designated as rural preservation areas in the comprehensive plan. Specifically, the district is intended to accommodate and encourage agriculture, agri-business, agricultural and rural tourism, silviculture, and related uses and development. It is also intended to accommodate limited low-density single-family detached homes on lots of ten or more acres—primarily in the form of conservation subdivisions that conserve substantial open space and natural resources.
