Willwyn Farm is a spectacular horse facility on 16 open acres nestled down a dead-end gravel road in Western Loudoun County. This area was renowned for its rich agricultural land and sought-after for raising both crops and livestock. Willwyn was no exception. In 2005, the current owners set out to create a first-class horse facility adaptable for all types of horses. This includes an elegant, yet practical custom designed 13-stall center aisle barn with a finished gable ceiling, 2 wash stalls (hot & cold water, heat lamps and hose booms), separate feed room, separate laundry room, a temperature-controlled tack room with slate floors, individual built-in tack closets, a separate viewing room, a half-bath, standing seam metal roof and cooper gutters. The stalls have Nelson waterers, mounted fans, rubber floor mats, and Corton European metal stall components that include custom front and rear grilled doors. The barn has a wireless camera system with motion sensor exterior lighting and an extensive ventilation system with 2 jumbo exhaust fans and 6 ceiling fans. Attached to the barn for easy interior access is an indoor arena (196’ x 72’ with a 2' kick wall) with updated footing that was replaced in 2019 with a composite of sand, felt, and rubber. There is a viewing room that overlooks the arena from the tack room. The indoor arena has excellent ventilation with three entrances, two jumbo exhaust fans and 10 screened windows. On the other side of the barn is the fenced outdoor riding ring measuring 200' x 150' with a blue stone and sand composite footing. The farm offers 4 large fenced paddocks with water spigots, electricity, and one with an enclosed 36' x 12' run in shed. There is also a large partially enclosed metal equipment shed (80’ x 30’) with two exhaust fans and two above ground fuel tanks for diesel and premium gas. Other important features include FIOS highspeed internet into the barn and an installed backup generator. Located in the heart of horse county, the farm is surrounded by plenty of riding trails. Build your dream house with an installed 4-bedroom septic system. Willwyn provides easy access to Middleburg and Purcellville, along with Dulles International Airport and downtown Washington, D. C. Don't miss!
