Spectacular Views That Will WOW You! This cozy all-brick ranch-style home sits beautifully on 4.4 level acres with a peaceful stream leading to Back Creek, stretching approximately 15 feet across. Enjoy an open floor plan, hardwood and porcelain tile flooring, and a beautifully remodeled kitchen featuring granite countertops, pretty white cabinetry, and an island with seating for three. The primary bedroom was thoughtfully expanded by combining two bedrooms to create a spacious ensuite with a walk-in closet. A second guest bedroom and fully remodeled second bath offer a beautiful walk-in shower and porcelain tile flooring. The bright and spacious sunroom adds wonderful flexibility and could serve as an office, third bedroom, or additional living room. The full, completely dry basement includes heat and A/C, plus a wood-burning masonry fireplace, and could easily be finished for even more living space--family room, third or fourth bedroom, hobby area, or more. Outside, the extra-large 5-inch-thick concrete driveway leads to a brand-new 24 x 25 garage with double doors measuring 8 feet wide by 10 feet high. Solar panels help keep the current electric cost at approximately $200 per year. Bring your golf cart and take a quick ride to the beautiful creek at the back of the property to cool off during those hot summer months. The property also offers wonderful landscaping with peach, apple, plum and fig trees, grape vines, chestnut trees, and a dedicated garden space. HVAC new in 2021. New roof, solar panels, and extra attic insulation added in 2022.

Agricultural/Rural Preserve District
The AG-3, agricultural/rural preserve district consists of land primarily used as farmland, woodlands, and widely scattered residential development located within the rural service area. Also found in these areas are lands with steep slopes, and groundwater recharge areas. Many of the county's unique natural and scenic resources are found in this district. The purpose of this district is to maintain these areas essentially in their rural state, and attempt to protect sensitive and unique land resources from degradation as recommended in the rural preserve land use category of the comprehensive plan. This may be accomplished by maintaining the existing agricultural lands and preventing the encroachment of incompatible land uses. Non-farm residents should recognize that they are located in an agricultural environment where the right-to-farm has been established as county policy. This district is also intended to minimize the demand for unanticipated public improvements and services, such as public sewer and water, by reducing development densities and discouraging large scale development.
