Discover an extraordinary opportunity to own +- 90.3 acres of private waterfront land along Gordon’s Creek, with sweeping views across Nayses Bay and Nettles Creek and direct access to the navigable waters of the Chickahominy River. Combining expansive natural beauty, privacy, recreational opportunities, and the potential to create a truly exceptional waterfront estate, this property is unlike anything else in the Williamsburg area. A picturesque point of land rises approximately 24 feet above the surrounding waterways, offering an exceptional setting for a future waterfront residence. The property encompasses approximately 34.3 acres of mature forest and +-56 acres of pristine marshland, creating a private sanctuary of rich in wildlife and natural beauty. For decades, the property has been cherished as a premier destination for deer and waterfowl hunting, with the marsh featuring four permitted duck blinds. Existing improvements enhance the property's appeal, including a dock, hunting cabin, underground electrical service already in place, and deeded use of a newly constructed access road leading to the likely homesite and shared concrete boat ramp. The improvements provide an excellent foundation for a private waterfront retreat with easy access to the water and surrounding acreage. The A-1 zoning offers a wide range of agricultural and rural possibilities, including horses, pastures, fields, barns, greenhouses, gardens, and other permitted uses. Imagine a private estate surrounded by nature, an equestrian property, a family retreat, or a private waterfront getaway where boating, hunting, fishing, gardening, and outdoor recreation are right outside your door. With its substantial acreage, navigable waterfront, established access, existing improvements, and breathtaking natural setting, this is a truly distinctive property offering privacy and possibilities that are increasingly difficult to find. A remarkable opportunity to create something extraordinary on the water, just minutes from the amenities and historic charm of Williamsburg.

General Agricultural District
The General Agricultural District, A-1, is intended for application to the rural areas of the county generally outside of the primary service area and where utilities and urban services generally do not exist and are not planned for the near future. The purpose of the district is to maintain a rural environment suitable for farming, forestry and low-density rural residence and at the same time to provide for certain recreational and public or semipublic and institutional uses which may require a spacious site and which, with proper conditions imposed, are compatible with rural surroundings. The district also serves to limit the scattering of commercial, industrial and urban residential uses into rural areas where such uses are not planned. The area regulations of the district are intended to provide a measure of flexibility in lot size and arrangement if coupled with a design review to ensure more careful use of the land.
