About this home
A trout stream runs trough it! 20 plus or minus acre parcel in rural Dummerston. Property is steep in sections but has a beautiful building site privately situated at the end of a roughed in driveway, currently home to a campsite. The site offers southern exposure, dramatic short range views of the Stickney Brook valley and the sound of the brook crashing down the ravine below the site. There is some very nice hardwood timber growing throughout the property. Convenient 15 minute drive to downtown Brattleboro yet totally peaceful!
Mostly open lot. State waste water and town building permits are in place. Survey is available.

Conservation District
Conservation areas are so designated because of their value to the town’s and region’s ecosystems. They are predominantly lands with higher elevations that have a mostly remote and undeveloped forested landscape and high natural, scenic or other special resource values such as unfragmented wildlife habitat and connecting habitat areas. Due to substantial physical limitations for development in these areas (such as steep terrain), existing residential development is low density and scattered mostly along town roads. Included in the conservation areas are publicly-owned lands, lands with conservation easements, and much of the forest land enrolled in the State’s Use Value Appraisal Program.; The priority and purpose of the conservation areas is to maintain large tracts of undeveloped land, much of which is forested, that has wildlife habitat, watershed, conservation corridor, and other natural resource values. To this end, permitted land uses in these areas should be limited primarily to forestry, agricultural, low density residential, and accessory uses to the permitted uses on the same lot.
