About this home
The owners of this sanctuary appreciate nature. No houses are visible from this home! Woods envelop these private 3 acres. Hike, run, ride, ski, snowshoe from the backdoor and within a mile reach Indian Brook Reservoir or Colchester Pond. This is a property with drama, serenity and exceptional, low-maintenance landscaping. The location is private but not isolated: Burlington’s Church Street, UVM, Lake Champlain and the Hospital are 7 miles away. The owners are artists; their keen sense of space, light and style is evident throughout the open-flow. This is an immaculate 2-level hillside home with the 2,600 s. f. of living area smartly used to accommodate the master suite, a second bedroom and another full bath, plus a cathedral-ceiling living room, dining room and upscale kitchen on the main level. An open fireplace separates the living room and kitchen. A lower level offers flexible space - currently a bedroom and a family room; both open to a covered patio (and the hot tub!). This level also includes a laundry room and a half-bath. Many windows and skylights in this home invite the outdoors and sunlight indoors. Besides 2 patios, there are also 3 large, durable decks overlooking the variety of well-established stone walls and perennial plants, shrubs, and fruits – from apple and pear trees to blueberry, gooseberry and raspberry bushes. Attached is a 2-car garage. Bring all of your hobbies, plus your gear – for biking, gardening, skiing, hiking and playing ball!

AR
Agricultural Residential District
The purpose of this district is to protect lands with an economic capability for agriculture and which are now essentially undeveloped except for uses associated with agriculture or forestry operation. In this district, planned unit developments which do not remove the potential of the land for agricultural production such as open space, conservation and certain forms of outdoor recreation, are encouraged. Further road development and the extension of public water supply and sewage disposal systems are not planned for this district. Therefore, only low density residential and recreation development which uses existing facilities, which can adequately dispose of its sewage, and is compatible with the district’s purpose and guidelines should be allowed.
