MLS# 264013 Priced below market value! Nestled in between vineyards and a 250 acre ORGANIC apple orchard is an originally built 1945 farm house classic. If you are looking for quiet country life you have found it with this property. The southern side of the property where the bedrooms are located is the original home and the owner has done some updates but kept all the charm that the original owners intended. There was an addition added in 1973 with the kitchen, living, and dining area upstairs and full basement added. Historically, this was a Concord Grape Farm so the owner has kept 3 rows of the original grapes and you notice those as you enter the property from the front. The brick on the home was not original but instead was reclaimed brick from a local schoolhouse that had been torn down. The detached 2 car garage (20x23) with builtins and (39x14) RV bay with electricity is the perfect addition to the home. Walking in you can go to the left to the main living room with a bay window that lets the light in, the beautiful floors, or going to the right; the large fireplace in the dining room. The door in front as you walk in leads to the basement which has an outside exit right to the pool area. The dining area still has all the charm of the original with builtins in the corners and open to the kitchen. Kitchen has a newer refrigerator and dishwasher; features a convection oven, and water filter system. Four bedrooms, two bathrooms, and a laundry room are on the south side of the house, so all your living can be done on the main floor. The pool is a liner pool and the liner and pump are new. Horse pasture and barn line the south side of the property with small shelters and plenty of shade. In addition to the shop there are extra sheds, storage toward the back of the property for hay, water softener in the well pump house as well as all the gates and pasture necessities. Full property is irrigated and water rights are $945.00 per year. This is a must see property.

GMAAD
Growth Management Act Agricultural District
The purpose of this chapter is to meet the minimum requirements of the State Growth Management Act Chapter 36.70A RCW that mandates the designation and protection of agricultural lands of long term commercial significance. The chapter protects the GMA Agricultural District GMAAD and the activities therein by limiting non-agricultural uses in the district to those compatible with agriculture and by establishing minimum lot sizes in areas where soils, water, and climate are suitable for agricultural purposes. This chapter is intended to work in conjunction with Chapter 14.05 BCC entitled Right to Farm which protects normal agricultural activities from nuisance complaints.
