Rare Double-Lot Retreat in Longview’s Old Historic West SideTucked into Longview’s Old Historic West Side, this beautifully updated home offers something increasingly hard to find: over 3,100 square feet of living space on a rare double lot, with inviting indoor spaces and a backyard that feels like a private retreat.Beyond the covered deck, the fully fenced grounds unfold beneath established shade trees, with an expansive lawn, tranquil water feature, custom fire pit, and thoughtfully designed areas for outdoor seating, gardening, recreation, and entertaining. It is a setting that feels removed from the everyday while remaining blocks from Lake Sacajawea and the conveniences of town.Inside, original hardwood floors and natural light bring warmth and character to the home’s spacious living areas. The updated kitchen features granite countertops, stainless-steel appliances, generous cabinetry, and an adjacent mudroom/laundry area that adds everyday practicality. The upper level includes three bedrooms and 2.5 baths, including a spacious primary suite with a private bath. Downstairs, the finished lower level adds an exceptional layer of flexibility with a fireplace, dry bar, walk-in closet, bonus room, and generous open space—well suited for a media room, recreation room, home office, fitness area, or additional living space. With its rare double lot, finished lower level, and distinctive outdoor setting, this Old West Side property offers character, comfort, and versatility in a setting that is difficult to replicate.
Old West Side, located between the Cowlitz River and Downtown Longview, is a historic and residential Longview neighborhood with tree-lined blocks and river-adjacent parks. The neighborhood’s character concentrates around the Commerce Avenue corridor near the Monticello Hotel, where independent storefronts, coffee counters, and old-school signage set a steady, walkable rhythm. Early-20th-century bungalows and Craftsman homes mix with tidy midcentury houses and small apartment courts. Lake Sacajawea Park frames daily routines with loops, lawns, and water views. The Columbia Theatre for the Performing Arts and the Monticello Hotel act as cultural anchors for evenings out. Side streets stay calm, while the riverfront and downtown grid keep life connected.

R-1
Residential District
It is the city’s intent that residential neighborhoods and uses be developed and preserved against intrusions by incongruous land uses. These zone classifications are established, in order to permit a variety of housing and population densities with minimum conflict. Protection is provided against hazards, objectionable influences, traffic and building congestion, undue strain on municipal services, and lack of light, air and privacy. Certain essential and compatible public service facilities and institutions are permitted in these districts; There are five primary residential zoning districts established for the city, including two lower density designations R-1, TNR, one medium density designation R-2 and two high density zones R-3, R-4. More limited secondary residential development is allowed in some commercial zone designations as provided for in other chapters. This chapter provides standards for residential land use and development and is based on the following principles: Promote the orderly expansion and improvement of neighborhoods; Make efficient use of land and public services and implement the Longview comprehensive plan; Designate land for the range of housing types and densities needed by the community, including owner-occupied and rental housing; Provide flexible lot standards that encourage compatibility between land uses, efficiency in site design, and environmental compatibility; Provide for compatible building and site design at an appropriate neighborhood scale; provide standards that are in character with the landforms and architecture existing in the community; Apply the minimum amount of regulation necessary to ensure compatibility with existing residences, schools, parks, transportation facilities, and neighborhood services. Reduce reliance on the automobile for neighborhood travel and provide options for walking, bicycling, and transit use; and Provide direct and convenient access to schools, parks and neighborhood services.
