About this home
Public Remarks: Some homes you live in, some you never want to leave. This top-floor residence at Highlands Abbey is the latter. Soaring ceilings, hardwood floors throughout, and a south-facing balcony that floods the space with natural light year-round. The freestanding gas fireplace anchors the living room and glows from every angle. A dramatic open loft makes the third bedroom feel like its own retreat. Dedicated office, three full baths, 2,500 sq ft of lovingly maintained space. Two-car underground heated parking. HOA covers water, snow, and trash. Elevator building. All of it just steps from Hilldale, minutes to UW, top hospitals, and Lake Mendota. This is what Madison living looks like at its best.

West Side, located between Lake Mendota and Lake Wingra, is a residential and commercial Madison neighborhood with wooded parks and a strong bike-trail network. The neighborhood’s character concentrates around Monroe Street near Edgewood Avenue, where indie cafes, bakeries, and small boutiques line the sidewalks. Community pillars include the UW–Madison Arboretum, the Hilldale Shopping Center, and the Barrymore Theatre. Streets shift from mid-century ranches to tidy bungalows, with pockets of newer infill near major corridors. Odana Hills Golf Course and the Southwest Commuter Path shape an outdoors-forward daily rhythm. A mix of corner taverns, co-ops, and local studios keeps the tone casual and design-minded.

Planned Development District
The Planned Development (PD) District is established to provide a voluntary regulatory framework as a means to facilitate the unique development of land in an integrated and innovative fashion, to allow for flexibility in site design, and to encourage development that is sensitive to environmental, cultural, and economic considerations, and that features high-quality architecture and building materials. In addition, the Planned Development District is intended to achieve one or more of the following objectives: Promotion of green building technologies, low-impact development techniques for stormwater management, and other innovative measures that encourage sustainable development; Promotion of integrated land uses allowing for a mixture of residential, commercial, and public facilities along corridors and in transitional areas, with enhanced pedestrian, bicycle and transit connections and amenities; Preservation and enhancement of important environmental features through careful and sensitive placement of buildings and facilities; Preservation of historic buildings, structures, or landscape features through adaptive reuse of public or private preservation of land; Provision of more adequate, usable, and suitably located open space, recreational amenities, and other public facilities than would otherwise be provided under conventional land development techniques; Facilitation of high-quality development that is consistent with the goals, objectives, policies, and recommendations of the Comprehensive Plan and adopted neighborhood, corridor or special area plans.
