Public Remarks
Amazing opportunity in the Town of Troy! Approx. 45 acres of A1 land - the first time it's been offered in over 40 years. Fairly flat topography with a few nice kettles interspersed. Land has been farmed consistently and has been one of the top producing parcels in the area. Currently leased through approx. Sept 2024 (until current crop is harvested). WI buyers/taxpayers may qualify for the state Farmland Preservation Program, which yields annual tax benefits. Electricity at lot line. Adjacent 5 acre hobby farm may also be purchased to make one exquisite property! Taxes are estimated and to be determined.
As the MLS and public records start to fill up, we'll list the details here.

A-1
Prime Agricultural Land District
The primary purpose of this district is to maintain highly productive exclusive agricultural lands in food and fiber production by effectively limiting encroachment of non-agricultural development and minimizing land use conflicts among incompatible uses. Such lands are generally covered by Class I, II, and III soils as rated by the U.S. Natural Resource Conservation Service and are identified in the county farmland preservation plan as farmland preservation areas identified under Wis. Stats. Ch. 91.10 1 d in a farmland preservation plan described in Wis. Stats. Ch. 91.12 2. As a matter of policy, it is hereby determined that the highest and best use of these lands is agriculture. All structures and improvements must be consistent with agricultural use.
