Residential District

The residential district is intended to be used where concentrations of single- and two-family homes have developed, are likely to develop or are recommended in the Comprehensive Plan to be developed in the unsewered areas of the Town of Seneca. The purpose of this district is to provide areas in the town where a higher density lifestyle can be developed and preserved with protection from encroachment of other, incompatible uses of land or water. Certain neighborhood facilities are allowed to provide support services to the residential uses, including, for example, churches, schools, recreational facilities and libraries, provided the requirements of this Ordinance can be met with respect to parking, lighting, signing, etc. It is the intent that this district not allow uses which will be a detriment to the health and safety of persons living in the R-l districts or which will have a negative impact on property values of the permitted uses, such as commercial and industrial uses that generate traffic, keeping of farm animals where odors and noise may be offensive in the higher density developments, or application of pesticides or herbicides that may endanger the potable water supply of the residential uses or drift onto the residential properties. Because of local soil conditions and potable water availability, dwelling units larger than two-family will be encouraged to locate in areas where public sewer and water is, or is proposed to be available.
