Nine of the 13 offers used escalator clauses. Earnest Money amounts ranged from $15,000 to $50,000 with 4 being released to the Seller as non-refundable. Closing dates ranged from 7 days to 38 days. 12 of the 13 offers waived the inspection contingency with slight preference given to those buyers who actually did an inspection. There was one cash offer and 5 offers that waived their financing and the appraisal contingency. 4 offers came in at or below $700,000 and 4 more offers came in between $700,000-$750,000.
