Buyers decided after applying for loan that they could not afford it. Loan officer said they came in under the financing contingency number and that technically they could afford it they just got sticker shock after taxes and insurance. Unfortunately both myself and lender where blind sided by this because buyers had been made aware multiple times that they would need to anticipate extra expenses. We had a long conversation and they ultimately decided that they would forfeit the EM and continue renting because they had too many other bills to worry about. Unfortunate situation for buyer but Lender and myself did our jobs correctly giving good advice and offer all the tools buyers needed to anticipate the monthly costs ahead of time. We even negotiated $4000 in closing credits and waived inspection the day before they decided to get cold feet…
