1. Brad did not vet the qualifications of the buyer, which led the initial offer to change from a 33 day close to finally end up being 75 days. 2. Brad did not clearly communicate a calendar plan with milestones to bring the seller and buyer together to a timely conclusion (sale). 3. Because of (2), Brad's updates, which came sporadically with no advance notice, became a series of major expectation reset(s). Additionally I would often hear from others instead of Brad about f 4. Brad did not demonstrate mediation skills; i.e. the ability to articulate the seller's and buyer's current expectations such that the three persons could make "go forward" decisions in a timely fashion. 5. We appreciate the feedback shared by this client and regret that the closing was delayed due to buyer funding. Delays due to buyer financing are oftentimes out of the hands of interested parties and, unfortunately, caused an abnormal delay in closing for our seller. We will continue to work diligently to communicate effectively and make clear for our clients all agreements as well as timelines and issues to minimize any confusion or misunderstanding.
