Dale is a very smart Realtor. I used to buy parcels and wait years for them to gain value. Dale taught me strategy that has allowed me to more than double my investment in months. He is an expert negotiator and has helped me buy at the best prices. He has helped me buy and sell. I will work with no other Realtor. He is professional,courtious and easy to work with.

Dale was very unprofessional. He was often disheveled in his appearance and rushed us through all of the process of showing our homes and purchasing our new home. He often complained to us that the seller’s realtor and the seller for not allowing us to view the home more often. Our homes closed on a Friday and we had no where to stay until the signing of our new home. Also the people he hired to help us move were very sketchy and unreliable. Things were stolen and damaged in the process of moving. 2 homes were sold and 1 purchased and the entire ordeal was a complete nightmare. We were left with a home that we only got to see twice and the last time it was our final walk through. This was an unusually complex contingency involving the sale of two homes and the purchase of a third, all of which successfully closed. Throughout the process, I fulfilled all professional responsibilities required of a licensed broker, including coordinating showings, managing deadlines, and ensuring all contractual obligations were met. Many of the issues described relate to matters outside the scope of real estate representation, including moving arrangements, temporary housing, and personal planning decisions.
Regarding the movers, I do not hire, employ, or pay moving personnel. At the clients’ request—and due to their limited budget—I provided only the names of independent day laborers they could contact directly. The clients met with these individuals, negotiated their own terms, and hired them privately. When they later had difficulty paying the laborers, my son and I volunteered our time to help them load at no cost. This was a courtesy, not a contracted service.
The concerns about possession and move‑in timing also stem from factors outside my control. The listing agent issued strict instructions that the buyers could not take possession until the transaction was officially recorded. This is standard practice and was communicated clearly in advance. Unfortunately, the clients did not plan for the possibility that recording might occur after the weekend, and this created challenges for them—including the loss of perishable items. The delays that pushed closing to the final allowable day were the result of client‑side issues, and had we not closed on that Friday, the clients would have faced loss of due diligence funds and potential breach‑of‑contract consequences. Despite these pressures, the transaction closed successfully.
Throughout the process, I remained professional, responsive, and focused on protecting the clients’ contractual interests. I also provided significant support beyond the normal scope of brokerage services. While I respect that every client has their own perspective, this review does not align with the documented work performed or the results achieved.
