James Ludes is one of Coal City’s longest-tenured and most trusted real estate brokers. The Designated Managing Broker of Lori Bonarek Realty since 2017, James works primarily with buyers and sellers of residential property in Grundy and Will County while managing Coal City’s #1 real estate office. Buying and selling property can be stressful and confusing but James has made a career of educating clients and making the policy as stress-free as possible.
An always-available broker known for his extensive market knowledge and his unmatched devotion to clients, James’s business is built almost exclusively on positive referrals. He earns the trust of his clients by working endlessly on their behalf and educating them throughout the transaction process. He also utilizes the latest technologies and surrounds himself with similar-minded service partners. “I love my job. I love helping people buy and sell real estate. At my core, I’m a teacher and a coach. I get to help our agents be their best while helping my own clients realize their real estate dreams,” says James. He believes in the core business principles of legal, ethical, and safe and absolutely nerds out for statistics, spreadsheets, and analytics. He believes every house should be listed with excellent photographs and advertised everywhere possible. “When someone trusts me to market their property, I owe them nothing but my absolute best efforts; all the high-quality pictures possible (including 3D tours, videos, and drone shots), up-to-date statistical analysis, and constant communication,” admits Ludes.
James grew up in Lockport and has resided in Coal City since 2002 when he graduated with an elementary education degree from St. Francis University in Joliet. He serves on the board of the Coal City Park, Holiday Hustle, and various committees and the Board of Directors with the Three Rivers Association of REALTORSⓇ. He supports numerous local organizations and charities like PADS: Grundy County and Habitat for Humanity. You may know him from his time writing for the Coal City Courant, as president of the Coal City Soccer Club, coaching speech or soccer at Coal City High School, or by listening to his podcast, Business. Casually.
When he isn’t working, James enjoys cooking, concerts, spreadsheets, sports (White Sox and Broncos), and spending time with his family and friends.

I don't know what Jim could have done to make this experience any better than what it was. I didn't know what to expect as I never sold a house before, so there was anxiety of the unknown. Jim absorbed all that stress, and it came back out in humor and comfort. Jim is, first and foremost, a good person; the icing on the cake is he is a great realtor. If you were not his friend before meeting him, you will be after!

Jim walked me through every step as I tried to determine the best way to sell my home. He guided me, showed me the comparables, and explained what would best for our specific situation. I never felt pressured by him. He was able to get us an offer in less than 24 hours that was above asking price.
