I worked with Matt and Urban Living for about six months to buy a property specifically in the 98122 zip code (and emailed Matt periodically for 3 years before I got serious about the purchase). I had specific parameters which he respected. We worked together exclusively in the virtual world as I live overseas. He was extremely knowledgeable, helpful, and down to earth. He discouraged me from bidding on a number of properties and instead encouraged me to think long term and to have patience. I'm very happy with my final purchase and the closing process.
